The Furniture Showroom and Warehouse in Tehran, designed by Mohammad Majidi of Bonsar Architectural Studio, won first place at the 5th Grand Memar Award in 2005 with the highest score of 24 out of 27 points. The project is a sensitive adaptive reuse — converting a 50-year-old cotton warehouse into a contemporary furniture showroom while preserving the memory and character of the original space.

The jury was unanimous in recognizing this project's exceptional quality. Hadi Tehrani praised the restraint shown in the renovation approach, while Kamran Afshar Naderi noted that the project demonstrated how contemporary Iranian architecture can draw from its industrial heritage without pastiche. The pierced metal facade and the interplay of old brick with new metal elements were singled out as masterful interventions. The use of pierced metal cladding and careful treatment of old brick walls demonstrated exceptional restraint and architectural intelligence.

The building's design vocabulary juxtaposes the warmth and texture of the original brick structure with the precision of new perforated metal screens, allowing filtered light to animate the interior spaces throughout the day. The approach represents a model for how Iranian architects can engage with the country's modern industrial heritage.
