
Sipan Residential Building in Tehran was designed by Abbas Riahi Fard and Farinaz Razavi Nikoo of RYRA Design and Construction Studio, receiving joint Second Place in the Apartment Buildings category at the 14th Memar Award (2014). The land area is 1,600 square meters with a total built area of 12,600 square meters. The design goal for this ten-story project was to create a unified, coherent volume with a strong artistic expression while integrating the interior and exterior as a whole. The interior spaces were coordinated with the envelope design: more public areas requiring greater light and views were placed in the central sections, while more private areas were situated at the facade edges. The openings were designed to become smaller from center to edge, giving the facade dynamism and vitality. The design drew not from traditional architectural forms or ornament but from the concept of unity in multiplicity. Natural materials -- stone and wood -- were prioritized throughout, and the variety of materials was deliberately minimized. Stone, widely known as a symbol of classical architecture, was reinterpreted to demonstrate how this ancient natural material could offer a fresh expression. Green space extends to the roof, converting it into a pleasant area for residents' sports and recreational activities, addressing the diminishing green space in Tehran's dense urban fabric.
