1st Place: Rowzan Residential Building, Tehran

The client's request was a residential building of seven stories comprising two similar units along with one triplex unit. The spatial organization, considering the steep natural slope of the land — 16 meters from north to south — and the potential for natural light and views from the south side, was conceived in three sections, each stepping along the slope. The southern section includes the courtyard and spiral ramp, the middle section houses two residential units, parking, and common areas, and the northern section, accessed from the alley, is dedicated to the building lobby and triplex unit.

On the northern side, due to the presence of the Shahid Chamran military camp and the consequent overlooking and noise, the decision was made to use a second skin. The project's concept is a continuous white concrete shell that envelops the building, punctured with elliptical openings influenced by the project's internal circulation and functions.

Here, by setting back the building volume from the northern edge, a private light well and courtyard has been created where the shell's openings channel light inward in an organized manner, creating a calming intermediate space upon entry, while greatly limiting external visual access and providing maximum overhead lighting and wide floor-to-ceiling openings.

Since the eastern front also allowed for these apertures due to the client's ownership of the adjacent land, the continuation of this concrete shell unified the eastern and northern facade surfaces. On the southern side, owing to the excellent view and minimal overlooking, this shell is interrupted, enabling wide openings and green terraces. The idea of simplicity in the exterior treatment extends into the project's interior spaces, both common areas and residential units alike.
