Malkar Villa by Rashid Khamarlou is a complex composed of two-story detached houses. The overall design of the complex, though lacking in innovation, is attractive in terms of the composition of volumes and especially the shape of the windows, both in whole and in detail. In the design of the gable roof and windows, careful attention appears to have been paid to climatic issues — wind direction and snow load.
Critic Kamran Afshar Naderi observed that while the project does not break new ground conceptually, its attentiveness to climatic concerns and the architectural quality of its window design set it apart from typical residential developments. The careful proportioning of the gable roofs demonstrates the designer's sensitivity to both functional and aesthetic requirements. Selected as a Jury Selection at the 2nd Grand Memar Award (2002).
