Saadat Abad Office-Commercial Building, with northern and southern frontages along Saadat Abad Boulevard, comprises one commercial unit, five office units, one parking level, and one storage level. The land area is 250 square meters and the total built area is 1,300 square meters.

On the southern front, the building recesses into itself, opening up favorable views toward the park opposite, which enhances the spatial quality of the office units. Covering the southern facade with vertical louvers prevents direct sunlight while lending greater unity to the project and concealing unnecessary building details from its primary vantage point along Saadat Abad Boulevard.

The northern facade, with a modulation similar to the south, covers the entire surface with a calm texture that unifies the building and, like the southern facade, hides superfluous details from the city's view. The facade texture becomes kinetic at the sections facing the openings, rotating at three angles — zero, 45, and 90 degrees. By opening and closing the movable louvers, the level of natural light in the space can be controlled, and the privacy of the interior relative to the building across the street can also be regulated.
